Better Rate Mortgage (“Better Rate Mortgage,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains what information we collect through betterratemortgage.com (the “Site”), how we use and share it, and the choices and rights you have.
Better Rate Mortgage is a mortgage brokerage operating as a d/b/a of ANZ Lending, LLC, company NMLS #2401335. Sean Zalmanoff, Founder & Chief Loan Officer, NMLS #239823. We are based in St. Louis, Missouri and are licensed to originate mortgage loans in Missouri, Illinois, and Colorado. NMLS records are available through the NMLS Consumer Access site.
1. Scope of this policy
This policy applies to the Site — for example when you browse pages, submit the contact form, use the on-site calculators or affordability map, or chat with our AI assistant.
It does not cover:
- The loan application system. When you start a mortgage application (“1003”), rate check, or pre-approval, you are taken to a separate third-party platform. Information you provide there is governed by that platform’s terms and by our Gramm-Leach-Bliley Act (GLBA) privacy notice, which we provide in connection with your application.
- Third-party sites we link to (real-estate portals, review sites, etc.), which have their own policies.
2. Information we collect
2.1 Information you provide directly
- Contact form — name, email address, phone number, your area of interest (Purchase, Refinance, Realtor Relationships, or Other), your message, and whether you opt in to text messages.
- AI chat assistant — if you use our on-site chat, we process the content of your conversation to answer your questions. Our chat is powered by a third-party AI provider that processes conversation content on our behalf. If you choose to share your contact details for follow-up, we collect your name, phone number, and/or email and retain a transcript of that conversation so a loan officer can follow up accurately.
- Other communications — information you provide when you call, email, or otherwise contact us.
We do not ask for Social Security numbers, financial account numbers, government identifiers, or other sensitive application data through the Site’s forms or chat. That information is collected only through the secure loan-application system described in Section 1.
2.2 Information collected automatically
When you use the Site, we and our service providers may automatically collect:
- Device and usage data — IP address, browser type, operating system, referring pages, pages viewed, and general interaction data.
- Analytics and session data — via Google Tag Manager / Google Analytics (aggregate usage statistics) and Microsoft Clarity (which records anonymized session interactions such as mouse movement, clicks, and scrolling to help us improve the Site). These load only after you consent (see Section 5).
- Cookies and similar technologies — described in our Cookie Policy.
- Consent records — when you make a cookie choice, we log the timestamp, the choices you made, your browser’s user-agent, any Global Privacy Control signal, and a one-way SHA-256 hash of your IP address (not your raw IP), retained for 13 months as a compliance record.
We also operate a first-party, cookieless page/interaction counter for our own conversion measurement, which does not store cookies or identifiable data.
2.3 Information from third parties
We may receive information from analytics or referral partners, and from real-estate professionals who refer you to us, in order to respond to your inquiry and coordinate your home financing.
3. How we use information
We use the information we collect to:
- respond to your inquiries and connect you with a loan officer;
- provide, personalize, and improve the Site, calculators, and content;
- measure and improve marketing and site performance;
- send you information you request and, where you have opted in, relevant follow-ups (including text messages only if you opt in);
- maintain security, prevent fraud and abuse (including bot protection on our forms via Cloudflare Turnstile), and debug;
- comply with legal obligations, including recordkeeping applicable to mortgage brokers.
Text messages. If you opt in to text messages, we use your number to send the messages you requested. Consent to receive texts is not a condition of any service. Message and data rates may apply. You can opt out at any time by replying STOP.
4. How we share information
We do not sell your personal information. We may share certain online identifiers and activity for analytics and cross-context advertising measurement through the third-party technologies described in our Cookie Policy; you can opt out of this at any time using the “Do Not Sell or Share My Personal Information” link and the cookie controls in our footer, and we honor Global Privacy Control signals.
We share information with:
- Service providers / processors who act on our behalf under contracts limiting their use of the data — website hosting (WP Engine), form processing (Gravity Forms), analytics (Google), session analytics (Microsoft Clarity), bot protection (Cloudflare), our AI chat provider, and our loan-origination and customer-relationship systems.
- Lenders and business partners as needed to process an inquiry or application you initiate.
- Legal and safety recipients when required by law, to enforce our terms, or to protect rights and safety.
- Business transfers — in connection with a merger, acquisition, or sale of assets.

5. Cookies, tracking, and your consent
We use cookies and similar technologies as described in our Cookie Policy. Non-essential technologies (analytics, session recording, and any marketing tags) are blocked until you consent through our cookie banner. You can accept all, reject all, or choose categories, and you can change your choice at any time via the “Cookie Settings” link in our footer. We honor Global Privacy Control (GPC) signals and set Google Consent Mode v2 defaults to “denied” until you opt in. Our session-analytics tool, which records on-page interactions, loads only after you consent.
6. Your privacy rights
California residents (CCPA/CPRA)
If you are a California resident, you have the right to know/access, delete, and correct the personal information we hold; to opt out of the sale or sharing of personal information; to limit the use of sensitive personal information; and to non-discrimination for exercising your rights. Because we do not collect government IDs, financial-account numbers, or precise geolocation through the Site, our website data does not include the sensitive categories that trigger a separate limitation flow.
To exercise these rights, use the “Do Not Sell or Share My Personal Information” link in our footer, the contact methods in Section 9, or our cookie controls for cookie choices. We will verify your request as required by law, and you may use an authorized agent. We respond within the timeframes the law requires (generally 45 days).
Other U.S. states
Residents of other states with comprehensive privacy laws may have similar rights; contact us using Section 9 to exercise them.
EU/UK/EEA visitors (GDPR)
If you are in the EEA or UK, you may have rights of access, rectification, erasure, restriction, portability, and objection, and the right to lodge a complaint with a supervisory authority. Contact us to exercise these rights.
Financial privacy (GLBA)
As a mortgage broker, our handling of the nonpublic personal information you provide in a loan application is governed by the Gramm-Leach-Bliley Act and the GLBA privacy notice we provide in connection with your application.
7. Data retention
We keep personal information only as long as needed for the purposes described here or as required by law, including mortgage-industry recordkeeping. Cookie-consent records are kept for 13 months.
8. Security
We use reasonable administrative, technical, and physical safeguards to protect personal information, including encryption in transit and bot protection on our forms. No method of transmission or storage is completely secure.
9. Children’s privacy
The Site is intended for adults and is not directed to children under 16. We do not knowingly collect personal information from children under 16.
10. Changes to this policy
We may update this policy from time to time. The “Last updated” date reflects the most recent version, and material changes will be reflected on this page.
