Bonds are holding up extremely well this morning considering the jobs report came in much stronger than expected.

The economy added 162,000 jobs in August, well above forecasts, which would normally be the kind of number that puts a lot more pressure on bonds and mortgage rates. Instead, longer term Treasury yields are holding relatively steady.

I think that is at least an encouraging sign heading into the weekend.

The next big test will be next week’s CPI inflation report. After today’s strong jobs number, inflation could be what ultimately tips the scales on what the Fed decides to do at its September meeting.

For now, bonds taking this jobs report in stride is a small win.

What these terms mean
Interest rate
The rate used to calculate the interest portion of your monthly payment. It does not include any of the costs of getting the loan.
APR
The annual percentage rate expresses the rate plus the costs of credit as a single yearly figure, so two offers can be compared on more than the rate alone. APR is always equal to or higher than the interest rate. It assumes you keep the loan for its full term, which most people do not — so it is a comparison tool, not a prediction.
Points
An upfront fee paid at closing to buy a lower rate, quoted as a percentage of the loan amount. We do not charge points on the rates shown here, which is why our APR sits close to our rate.
Principal & interest (P&I)
The part of the monthly payment that repays the loan. It excludes property taxes, homeowners insurance, mortgage insurance and any HOA dues, so your actual payment will be higher.
Mortgage insurance
Charged on FHA loans and on conventional loans with less than 20% down. It protects the lender, not you, and adds to the monthly payment.
Rate lock
An agreement that holds a rate for a set number of days. Nothing on this page is locked — a lock happens once you are under contract and choose to lock.

Why are your rates lower than a bank's?
