A lot of St. Louis workers buy in Illinois because the payment looks lower on a listing photo. Sometimes it is. Sometimes the Illinois tax bill, commute, and insurance quote erase the “deal” before you ever get to the rate. A Metro East purchase loan is a two-state problem: Missouri income, Illinois property, and a lender licensed on both sides of the river.
Sean Zalmanoff (NMLS #239823) at Better Rate Mortgage (company NMLS #2401335) is licensed in Missouri and Illinois. He compares conventional, FHA, and VA on the actual Belleville, O’Fallon, Edwardsville, Collinsville, Glen Carbon, Maryville, Fairview Heights, Swansea, or Shiloh address – not on a St. Louis County template. Educational only, not a lock. Start at betterratemortgage.com.
The job is in Clayton. The house is in Illinois. Say that on day one
Occupancy is still the house. If you will live in Edwardsville and work downtown St. Louis, that is a primary residence in Illinois. If the plan is a weekend place while you keep a Kirkwood lease, that is a different product. Do not let a listing agent write “primary” because it sounded cheaper.
A national online lender that only ran a Missouri credit pull is not an Illinois underwrite. Property taxes, transfer taxes, and insurance are Illinois facts. We price them before you make an offer.
Illinois taxes and insurance are not a St. Louis County clone
Madison County and St. Clair County tax bills do not match St. Louis County or St. Charles County. A Collinsville payment and a Chesterfield payment are not interchangeable because the listing prices look similar. Insurance on older Belleville stock is not the same quote as a new-build in O’Fallon, IL.
- Bring the listing address so we can pull tax and insurance, not a ZIP average.
- Ask about flood and sewer on older Metro East streets the same way you would in South City.
- HOA and condo overlays still apply in Fairview Heights and Edwardsville buildings.
We write cash-to-close with Illinois prepaid items. Showing up short at an Illinois title company because someone used a Missouri escrow estimate is a preventable miss.
Scott AFB, hospital, and plant commutes change the conversation
Scott Air Force Base, Memorial and Anderson hospital systems, and Metro East plants create a buyer mix that national ads ignore. Military and federal income can support VA. Civilian hospital W-2s often look conventional-clean. Shift work and overtime still have to average the way the program requires. Say the overtime pattern on the first call so nobody builds a payment on unsustainable hours.
If you have a Missouri support order, student loan, or a car note, it follows you across the river. Residual income on VA, DTI on conventional, and FHA overlays all see it. Hiding a payment because “Illinois is cheaper” does not make it disappear.
Conventional vs FHA vs VA on a Metro East offer
Run three columns on the same listing:
- Conventional – often wins with stronger credit and cash; PMI rules differ from FHA MIP.
- FHA – typically 3.5% down; more flexible on some credit stories; still a condition product on older Belleville or East St. Louis inner-ring stock.
- VA – earned benefits; occupancy; residual income; Illinois tax and insurance in the leftover-cash math. Licensed local still matters.
Leaving VA unused because a Metro East realtor said “conventional looks cleaner” can cost a veteran cash. Using FHA on a house that will fail condition wastes the inspection window. We run the property, not the slogan.
New construction in O’Fallon and Edwardsville
Builder-preferred lenders on Illinois new construction may offer a credit that looks larger than an independent structure until you model prepaid taxes and any mortgage insurance. We still compare. A credit is not automatically the cheapest path to keys. Timeline matters: Illinois closings, municipal occupancy, and builder punch lists are not a St. Charles County clone.
If the builder wants a specific lender, bring the incentive sheet. Sean will put it next to a Better Rate Mortgage structure on the same house. No APR promise. No “always cheaper.”
Documents for a two-state purchase
Last two paystubs, W-2s, tax returns if you are self-employed, bank statements, the Illinois address, and how you will occupy. If a Missouri lender already issued a pre-approval, bring it. We will tell you what they skipped – usually Illinois taxes, insurance, and whether they are even licensed to close there.
Gift funds still need a paper trail. A last-minute transfer from a parent in St. Louis County the week of an Illinois closing is how applications stall.
FAQ
Can Sean close a purchase in Illinois if I work in Missouri?
Yes, when the loan program, occupancy, and licensing fit. Better Rate Mortgage is licensed in Illinois. The house still has to underwrite as an Illinois primary or second home, not as a Missouri daydream.
Is the Metro East always cheaper than St. Charles?
Not after taxes, insurance, commute, and condition. We model the payment on the actual address. Some Edwardsville new-builds cost more per month than a Maplewood brick listing once escrow is honest.
Does VA work in Belleville or O’Fallon, IL?
Often, if occupancy, residual income, and property condition fit. Illinois taxes go into residual income. Do not use a Missouri residual worksheet.
What if I am already under contract with a Missouri-only lender?
Send the contract and the Loan Estimate. We will say whether an Illinois-capable refinance of the structure is even possible in time, or whether you should stay put. Shopping after you are under contract is normal. Ghosting the first lender without a real comparison is how people miss closing.
